Our goal is to make sure that every buyer in the market knows about your property. We will start by conducting a comprehensive Comparative Market Analysis in order to present you with the most recent real estate activity in your neighborhood, and to help you set the best price for a quick sale.

Our expert listing procedure will ensure that you receive the best possible return on your investment. We will inform you of all the steps involved with selling a home and prepare you for marketing.

How we’ll sell your property:

ORDER A SKETCH
We have noticed that a sketch of listed property appears better in newsprint, so we order a sketch to maximize the attractiveness of the marketing materials. The artist will use his/her artistic license and will see through any imperfections that may later be corrected. Ordering the sketch is one of the first things we do. We have one in black and white and one in color.

SCHEDULE THE PHOTOGRAPHER
Once the property is prepped for sale, we take professional photographs of the property. Many agents will wait for someone in their marketing department to take a photo, some will do it themselves. Many times this causes a delay and the property sits on the market for 5-7 days without any photos. This is a crime as far as we are concerned. We always have our listings professionally photographed approximately 2 days before the property hits the market. This allows us to create pre-marketing listing announcements on TAN (Top Agent Network) and email the virtual flyer fully loaded with photos to agents serving the area before the listing goes live in the MLS. This way when it does go live, your listing is fully loaded with beautiful professional photos. We market to the agents the same as I would market to the public. Ninety percent of the buyers for your home will see it in the first two weeks. It is important to hit the market with a bang!

ORDER THE ADS
We place ads in the San Francisco Chronicle, Contra Costa Times and all five Hills Newspapers. These include a combination of custom display, classified, and open home ads. These ads are ordered on Monday and the ads run on the weekend.



ORDER AGENT INVITATIONS AND “JUST LISTED” CARDS
We will mailed out invitations to 200 top agents and 200 surrounding neighbors announcing the listing of your property and the open house schedule. The invitations to the neighbors are for an exclusive preview party which we cater with wine and cheese.



ORDER THE SIGN
Our “For Sale” sign will be posted in your yard.



INSTALL THE LOCKBOX
This allows agents to freely access your home with our agreed upon showing instructions. Providing easy access is very important. Only licensed agents will have access and we can see everyone who has accessed the lockbox and when – so we can follow up with them for feedback.

ANNOUNCE THE LISTING TO PACIFIC UNION
We announce and promote your listing at our company meeting to the nearly 100 agents who work at Pacific Union.

AD REVIEW
We announce your listing in the Ad Review, a publication for realtors, and the Sunday Open Home Guide.


TAN (TOP AGENT NETWORK)
This is a prestigious by invite only network of agents who produce in the top 10% for the region. We are members of this network and this is a great way to get the word out to the agents who are most likely to have a buyer for your home. We post your home as “coming soon” on the website.

CREATE ELECTRONIC FLYER
We e-mail nearly 1000 agents and clients (past & current) to announce your listing. We will also e-mail you a copy of this electronic flyer so that you may forward it to all your colleagues, friends, and family.

NEIGHBORHOOD PREVIEW PARTY
We host a catered neighborhood preview party from 5:00-7:00 on a week night prior to the open house. We do this for several reasons. 1) We like to get a head count of all the “real” buyers who attend the open house and when neighbors attend it is hard to get a good read. 2) Neighbors do know people who want to buy in the area, so hosting a private preview party helps us to collect leads and have enough time to follow up, send them a virtual flyer and invitation to the Sunday open or schedule a private showing of your home. 3) When more than one neighbor attends the open house they tend to chit chat about things we don’t want discussed publicly in our open house (this could be personal things about you, or problems with the neighborhood or your home).



PROPERTY POSTING TO WEBSITES
Generally, your property will be posted to real estate websites within 48 hours after it has been posted on the MLS. We post to all major websites including but not limited to Zillow, Trulia, & Realtor.com. While we do not have control over when your listing posts to Realtor.com and could take a bit longer than 48 hours, keep in mind the MLS is constantly being searched for the newest listings in order to update the other websites. Our job is to “allow access” to the information, which we do upon entering your property in the MLS. Your listing will usually post to the pacunion.com website and motleyteam.com the following day. Once it posts we will make sure all the photos have uploaded properly and then post open-home information.

BROKER TOUR(S)
Broker Tours provide agents with the opportunity to preview listings for their buyers.

SUNDAY OPEN HOUSE(S)
We will host as many open homes as needed to sell your home. Generally we recommend taking a break after the second open house so that it does not get “stale” in the newspaper. If we decide to reduce the price, your property will be completely re-marketed with new ads, broker opens, and Sunday opens. Our policy is to stay until people stop coming. We will call you with feedback after the open house is over.


FOLLOW UP WITH AGENTS
After your property has been shown by an agent, we will call the agent for feedback and to see if there are any questions we can answer.
